The development would negatively impact upon important Worth Valley views to the south and have a significantly harmful impact on the openness of the Greenbelt. This site provides an important visual buffer between existing residential properties to the south of Keighley Road and allows a smooth transition between suburban and rural land. Furthermore, the creation of a new access point from Keighley Road would have a detrimental impact on both road and pedestrian safety and entering/exiting the site would add to the already heavy congestion

The detailed report misses some key points. The access road onto maple Avenue is a private road and has not got right of access.
The adjoining road to maple avenue (Victoria road) already has a build up of traffic which causes concern with the amount of children that reside in the area and the nearby school and park, additional housing and traffic will only multiply the existing problem and the roads connecting are not wide enough for increased traffic.
The land identified is also green belt and is the home to wild life and this should be preserved.

A) The roads too narrow and are severely clogged with parked vehicles. I feel that it would never be used as an emergency access road, it would just be used as an extra entry/exit.
B)Part of Maple Avenue is private land and is owned by each of the houses on the suggested access road. I would not be willing to sell my section of road and will fight any action to acquire the land for purpose of access to a new estate. I also believe that my neighbours will also fight any action.

This build will cause massive traffic issues on Oakworth road and throughout the village! The traffic flow is already a problem in Oakworth. Access through Maple Avenue/Victoria Street is a massive concern, the area is full of cars with access, traffic and parking issues, which puts the school children at risk EVERYDAY! Not to forget its green belt land! What about the pollution and air quality adding more houses. Be kind to our country! HUGE issue of the school, doctors and dentist (wheathead lane) are FULL to capacity! The village and services are already overwhelmed! DO NOT BUILD!

On Victoria lane an emergency vehicle can not get up due to parking on the road.
Parked vehicles obstruct the road around privet drive. The traffic at the co op makes the road extra congested and dangerous, especially outside the main primary school gates.
It is also green belt which must be protected especially due to the environmental agenda and concerns, it is a site visited by deer and hedgehogs regularly. We must protect areas for wildlife.

I object to the proposed development off Sykes Lane in Oakworth. This is yet another development in Oakworth and joins the large developments over the last year or two on Keighley Road just on the outskirts of Oakworth. These developments have had an adverse impact on local services in Oakworth given its close vicinity. There is also the development close by at Ebor Mills which will place further pressure on local services. The school is already oversubscribed and I struggle to get a GP appointment! Traffic congestion is also a growing problem which this development will further compound.

- This road is ridiculously tight squeeze with resident parking both sides. Access would bring more traffic to area where school/Co-op traffic already causes bottle necks. That junction is very dangerous, doesn't have lollypop person and is accident waiting to happen.

- GP practice too small. Too many bottlenecks in village without extra housing.
- Access from Oakworth Road concern as traffic on Lidget is nightmare due to parked cars and speeding vehicles and very limited pavement.

Our village is already overdeveloped. Driving through the village is an obstacle course at the best of times . The addition of yet more new builds will put a further strain on our our doctors and schools already oversubscribed. Trying to shop at the local coop is impossible at peak times , simply no where to park . The doctors surgery has eight parking spaces ! With every new house there will be a further two cars on average . Both sykes lane and pasture avenue are green belt and border conservation areas . Oakworth will no longer be a village at this rate . The continued removal of pastures and fields impact wildlife , some of which are suffering population losses of up to 95% and that is the humble hedgehog , these small creatures are in critical decline from yet more building and increased cars .

I would like to object to this proposed site for residential development in the strongest possible terms. There is currently no road access and any developed would meet the Keighley Road at a steep angle at a point of already diminished visibility, creating a dangerous situation for all road users. The number of dwellings proposed would add to traffic in Oakworth, which is already over-burdened. There is only one accessible shop within walking distance, which even before Covid often had queues outside it at peak times. Existing residential roads in this area of Oakworth, several of which are in a terrible state, reflect the difficulty of maintaining roads to a suitable standard on such a steep slope, and this development would only exacerbate this issue.

The Village of Oakworth has seen continuous development over the years . However the village is now at Breaking point with the level of demand on its services I.e school , doctors etc. The Traffic congestion throughout the Village caused by parked cars accessing these services has increased dramatically over the last 10 years, to such a level that pre lockdown levels would frequently see traffic at a standstill through the centre of the village. Obviously pollution and road safety are a major concern . Further housing would obviously exacerbate this. In addition the bottle neck at the top of Lidget would make access to the proposed site unsuitable . I strongly believe our greenbelt land should be protected at all costs . The proposed site is a beautiful open space and we have a duty to protect it. I fear the Character of our village is gradually being eroded.

Oakworth amenities such as the school, doctors and dentist (dentist has a waiting list of over 400 people) are at capacity and cannot support further residences. Additional traffic through Oakworth would create gridlocks due the amount of on-street parking.

This land forms part of the green belt / green corridor and should be prioritised for maintaining the natural landscape and local wildlife such as tree planting or left as wild meadow. This area as green space contributes to the view of worth valley from Oakworth that would be adversely affected by further housing.

There are brownfield sites available in Keighley & Bradford that should be prioritised before this area is considered for further residential properties.

Alternative option (Attachment provided): There is land available on the open space to the north of Moor Drive in Oakworth which is already within a residential area and would not affect the greenbelt.

I object to the building of 61 houses off Sykes Lane and the 34 off Pasture Avenue, my main reasons are:
- Oakworth already has too much traffic and congestion throughout the whole village and this would make it much worse.
- There are already new developments around the village adding to the traffic etc
- The Village amenities would not be able to manage with addition houses, especially the co op!!! The roads and parking around the local shops and co op are already ridiculously busy and dangerous and could not cope with the extra traffic.
- The local school would not be able to take the additional children from both these new developments.
- we need to keep some green belt areas around the village for wildlife and the environment

Developing this greenfield site would create urban sprawl by connecting the village of Oakworth with the Western edge of Keighley. It would also connect and encroach the historic farming hamlet of Cackleshaw on Sykes Lane. Oakworth would no longer be a village and Cackleshaw no longer a hamlet.
Surface water flooding is already a problem for Sykes Lane/Cackleshaw see attachment.
Oakworth is already over developed with strained services and amenities. Keighley Road is notoriously congested with heavy traffic, it's narrow and lined with terraced houses with no off-street parking - a complete bottle neck. A new junction as outlined, with a steep drop to access the site, would be dangerous and create constant gridlock.
Developing this greenfield site would impact on wildlife, the environment and openness in the heart of Bronte Country. A more sustainable alternative would be to develop the numerous brownfield sites/unused mills/buildings within the council area.

I live close to the site and its already hard to drive onto my property. Building more houses would be dangerous for children in this area. There is no direct access to this plot. Its greenbelt, let's keep it that way. The school is full. Doctors has closed. Roads are in a bad way already without adding more traffic.
