We are not objecting to housing on this site, but are concerned that a green buffer should be created to protect the Right of Way along the bottom of the site, along the top of Walker Wood. This Right of Way is a very well-used walking route from the centre of Baildon to Bracken Hall Green and Shipley Glen. We also hope that a foot path can be created through any new housing so that walkers can access the Right of Way from West Lane.

Baildon is not short of houses and has seen significant development over recent years.
It is likely that any development would not provide affordable houses but larger detached properties which are not necessary.

I do not support the development of remaining areas of green belt and oppose any further inevitable increase in traffic onto West Lane and through Baildon centre.

The development will also put additional strain on the local infrastructure.

When combined with BA2/H and BA6/H this is a total of 127 new houses, none of which are needed.

BA1/H Stubbings Lane. I object to this planning proposal on the basis that the area forms part of an important wildlife corridor enabling animals such as deer to move between the wooded area of Walker Wood and Baildon Moor. This plan suggests the development of 5 new properties however an existing dwelling will have to be demolished in order to gain access to the site - this means only a net gain of 4 dwellings. In my opinion the increased traffic required for construction vehicles on local roads in order to gain access to build such a small number of houses is not justified.

We have successfully argued against plans for 14 4/5 bedroom houses on this site with access through walker wood. This has now been withdrawn. There are many valid reasons, really bad access, flooding, trees and nature and and spoiling of the area through over population. There is no infrastructure in place to support the vast number of houses that you wish to build on our green sites.

The roads and access into and out of Baildon are insufficient to support the housing plan.
Your estimate is for 5 houses but builders are greedy and are planning for 3 times that number with 2-4 cars per household !!

•This is one of the only areas of this type in the local vicinity. It is unique and peaceful and used/enjoyed by local people.

•Consideration of the objections of the World Heritage Officer in relation to the impact on the World Heritage Site and areas of ancient woodland. Development which threatens these should not be tolerated.

Families use and enjoy the green belt.
These spaces have been important to the health & well being of families and residents of Baildon, also, to other persons that live close.
Continued over-development of the village, now a town.
Only one main road out of the town to Bradford.
Impact on daily commute to work & school.
Impact on schools- Sandal primary school oversubscribed.
West Lane sites provide water/ drainage from the moors,finding a natural course way.
Development needs to provide proper drainage.
Drainage issues with the Honey Pot lane development.
Climate change & the environmental impact the new houses.
We should care for the green belt and allow nature to thrive, for future generations.
People still want to live in Baildon, without hundreds more houses being built.

Whilst this site is in close proximity to local primary school provision, since there is a proposal to build five dwellings, I believe this "major positive effect" is insignificant in comparison to the destruction of 100% greenfield site, with its proximity to a Local Wildlife Site (LWS) which is also an area of Ancient Woodland (protected by TPO) and Priority Habitat.

There are two other parcels of land which I hope you may have noticed, which could improve the PROW network in the area, with Section 106 money from any development.
Stubbings road, West Lane, ( Footpath Baildon 43 ) runs at the rear. This could become multi user. as it links to Hardaker Lane, Shipley Glen tramway and the Glen and adjoins Walker Wood.

I do not object in principle to BA1.
I object to the proposed access arrangements via Woodlands Grove and Walker Wood or access via Westleigh and Glen Rise,both through demolished properties.

Residential roads are narrow with parked cars often on blind bends. Large vehicles struggle for access. Woodlands Grove meets Lucy Hall Drive at a busy cross road. Glen Rise is a quiet residential road with small bungalows.
Access from Stubbings Road is the best option with minimal impact on existing properties in comparison to the proposed access through two adjacent residential areas.
It has been the access/right of way for farm vehicles to the land via a farm gate. Planning/access down Stubbings Road has been given for the Old Orchard and 4 additional houses, access for 5 further houses down this road cannot be refused.
Trees should be TPO’d and the ancient woodland at the bottom be protected.

Conclusion

The Trust is concerned about the potentially adverse impacts that the proposed site allocations will have in relation to areas of ancient woodland within and/or adjacent to site allocations. Ancient woodland should not be included in areas that are allocated for development, whether for residential, leisure or community purposes as this leaves them open to the impacts of development.

The Woodland Trust objects to the inclusion of the below site allocations as they are likely to cause damage and/or loss to areas of ancient woodland within or adjacent to their boundaries. For this reason, we believe the sites in the table overleaf are unsound and should not be taken forward. Secondary woodland should also be retained to ensure that ecological networks are maintained and enhanced.

I write regarding concerns to the proposed plans for new housing on the above sites.

More houses would mean further demand on local resources such as GP practices, which are already stretched, dental practices, there are already no vacancies for an NHS dentist in the local area, there would also be more competition for school places.

More roads would mean an increase in traffic which is already heavy in the village.

Fewer trees would mean more flooding, Green Lane in particular already has issues with flooding. The loss of these green spaces would also have a major effect on the local wildlife & would also impact on general well-being.

•The site is an area of natural beauty with trees animals and plants in abundance.
•The land is backing onto an already high density housing estates.
•Access can only be achieved by knocking down a house in a row of houses causing noise and disturbance to bed rooms in each of the houses that are adjacent to the property which is proposed to be demolished.
•The development access can only be via Woodlands drive which is a route taken by Salts School pupils walking to and from school and would be a major safety issue as the roads are blind onto Lucy Hall Drive.
•There are no sewage or infra structure currently which would serve the development.
•The plan says 5 houses but submissions have been made for 20 houses?
•The houses built will not be affordable housing.

This development would not be in accordance with Bradford's position of building on Brownfield sites and would be totally against the target of getting to carbon neutral by cutting down so many wonderful trees.

We cannot continue to spoil our countryside when it is clear that the alternative options have not been sufficiently considered.

I would like to object to the Plans being made for the building of housing in Baildon. There are too many houses for the road network as it is so additional housing with cause greater congestion, noise pollution and more.

The plan for any residential housing on the land below Stubbings Road is something that we strongly object to. The previous application for 14 houses was objected to by over 100 residents and many associations such as The Woodland Trust and World Heritage as the location is of nature importance and unfit for development. Reference to all objections made should be sought by the Council for clarity on this.

Any housing in this area should not be a consideration and we are very concerned that this is being.

This is a largely overgrown area leading to an area of ancient woodland off Walker Wood, at the end of an unadopted road so access may be problematic.

The above gives rise to considerable misgivings about the proposal for Stubbings Lane as it would still mean access via Walker Wood possibly damaging the ancient woodland and trampling across an area that Baildon Council has already objected to twice. It is also feared that this proposal is a ‘trojan horse’ to enable the developer to come back with proposals for additional houses. This must be prevented as the woodland must be protected.
