The proposed access to this potential site is a massive cause for concern. The Health & Safety aspect & threat to life to current residents & families can only be exacerbated by the potential amount of vehicles passing along Ron Lawton Crescent, as well as the main entrance into the estate where children play.
There is also development underway at Greenholm Mill & other proposals for the village in more suitable locations, yet we seem to have more potential housing allocated than Ilkley!!

We strongly object to this development due to access. This part of Ron Lawton Crescent is so narrow it is single-file traffic, hence the cobbled area here suggesting it is semi-pedestrianised. It is far too narrow to allow access for more traffic - one new house on this road has already been refused recently due to problems with access. 110 houses will create a great deal more residential traffic as well as many more delivery vans. Scalebor Park consists of many family houses and extra traffic would be dangerous for children playing in the whole Scalebor area.

This development falls within the greenbelt of Burley-in-Wharfedale and the council should be looking first to make use of all possible brownfield sites in other areas before it approves the use of greenbelt. Once the greenbelt has been lost it can never be recovered.

We welcome the allocation of this infill site but would like to amend the site boundary to include the whole site, as per our original submission and our Site Deliverability Request Form, in which we "corrected" BU/013 with BU/13A. I would also point out that the Brooks Ecolgical Report and assessment of the site (previously submitted) clearly shows the whole site on the front cover and at page 3. The Indicative layout we submitted (Phase 1) also showed the whole site and the proposed "specialist housing" (for the elderly - a defined need had previously been identified by the Parish Council) on the southern part of the site. A Local Plan Officer also queried the extent of the Brooks assessment and we clarified it was the whole site. I will attempt to resend/submit copies of the above.

The development will significantly increase the amount of traffic on Ron Lawton Crescent, making it more dangerous for pedestrians, cyclists, and current residents using their own vehicles. 110 houses will create a minimum of at least 1 car per household, plus increasing the frequency of delivery vehicles. This road network is not designed tolerate such increases in traffic. The corners of the crescent are tight, making it hard to see oncoming hazards. Many children play on Ron Lawton Crescent and surrounding roads, and this housing development will make it significantly more dangerous for them. Safety of current residents and their children should not be compromised. This development plan goes against simple accident prevention. In my day job as an Emergency Medicine Consultant (Airedale Hospital) and as a Pre-Hospital Doctor , I have seen too many pedestrians knocked down/injured and voice my objection to the risks this development creates.

When Scalebor Gardens was built, A designated safe route was established to allow children to safely walk to school without crossing a main access road. This route takes children across the NW side of Scalebor Square, along the pavement of Ron Lawton Cr and down the old hospital access roads, now bollarded. The proposed new site access would send over 200 cars across that safe route at morning rush hour. Ensuring that the safe route that was part of the approved plan for Scalebor Gardens, is no longer ‘safe’.

Access to the site is completely inappropriate - vehicle access for the dwellings using already congested access onto the Scalebor Estate with several 90 degree bends, including a block paved section of Ron Lawton Crescent used by all pedestrians due to the lack of proper pavement (necessitated by the road width) - this is also where the main pedestrian access onto/off the entire estate is. This would prove very dangerous for pedestrians, including pushchair and wheelchair users. The significant distance of the site from the main shops/amenities of BinW would increase car use.
The loss of wildlife habitat would be significant, the mature gardens form an important link between two areas of woodland. The undeveloped nature of the site is important for retaining water and reducing the volume of water entering the drainage system/river. Strongly opposed - highly unlikely that local schools could accommodate increase in pupil number.

110 houses is completely excessive for all the reasons set out above in relation to sun lane. In addition this development is even less well considered as planning permission was recently rejected for one single dwelling to be converted here (2 Conisborough Close) due to representations made about the access road off Ron Lawton Crescent, and various tree preservation orders. I am at a loss to understand how planning permission for one conversion and extension be initially rejected but 110 houses can be proposed.

As a local resident on the Scalebor estate I will not revoke the restrictive covenant. We moved to this house in 2020 due the the location and restrictions upon any further development. As a local resident on the Scalebor Park Estate, I also believe there will be great disruption, unnecessary wear and tear on our infrastructure, and potential safety hazards – both noise and traffic pollution – to the residents (particularly the young children) due to heavy duty machinery and vehicles that would be required to access the site for the development. Most residents on the Estate currently have at least one car – the parking and access issues are currently just manageable - the potential increase in vehicular access to the Estate I believe would compound tis problem and again significantly increase the safety risks, the noise and pollution levels. The development would also cause the destruction/loss of mature trees and the natural habitat of wildlife in the area and potentially affect the quality of life for existing residents and also potential value of their homes.
