Flooding: Prone to regular flooding. Flooding that occurs in fields every year near "Manor Bends" Burley and in fields opposite the new Moss&Moor Garden Centre will worsen due to less soak away land.
Developers and Bradford Council will try and prove these problems can be alleviated. I see these issues regularly. Building will create a serious flooding issue.
Environmental: I see unusual species of birds and bats (including Owls). Building will destroy their habitat.
Highways: Heavy traffic on A65. More housing will seriously impact road safety. The roundabout at the Sun Lane end is extremely dangerous. It is frequently at a standstill.
Visual Appearance: Visual, permanent destruction of the view when driving into Ilkley along Coutance Way. First impressions do count. Importance of this open, untouched beautiful approach cannot be overestimated.
We have to live with these decisions. By ignoring our opinions our support for local government will be undermined.

f you have done any detailed research at the above site you will
have noticed:-

1) that after any significant rainfall, which is very frequent, the site is flooded to a depth
which will easily top your wellington boots.

2) that the volume of traffic on the A65 went way beyond what it was designed to cope with more than
twenty years ago.

If you take these two factors into account, and there are others, you would without doubt reconsider,
and then build houses on the many brown field sites that are available.

Greenbelt land which should only be built on in extreme circumstances and not when there are still plenty of brownfield sites.
This greenbelt site also has frequent flooding problems and the only access is via Wheatley Lane. It is also a foraging ground for curlews.
The site would increase traffic in Ben Rhydding, especially at the narrow railway bridge. Would the existing sewage infrastructure be able to cope? We are told that it is already at full capacity. Would Ilkley have enough room in its schools and doctors surgeries?
If the plans west of Burley in Wharfedale all go ahead, how long will it be before Ilkley and Burley in Wharfedale merge into one? Something that greenbelt was designed to prevent.

The proposed construction on land off Coutances Way will severely damage the environment and undermine people’s well-being and quality of life.
Reusing suitable brownfield land avoids harm to existing nature and reduces the need for new infrastructure.
The large green field site at Coutances Way will probably be built by one of the five large building companies in the UK. Large numbers of expensive homes build on land that does not require cleaning, that has road networks already in place, where planners have a blank canvas, is cheaper and therefore more profitable for large building companies.

The housing proposed in Coutances Way constitute a significant urbanisation of the Ilkley – Otley green corridor that will damage the environment, people’s well-being and the local economy (see the damage to Silsden caused by the Barrett Home Saxon Dene development). This should not happen in Ilkley.

1. Flooding risks - there are already major flooding issues within areas on Coutances Way resulting in severe recent disruption.
2. Character of the current area - the land on Coutances Way which separates Ilkley and Burley in Wharfedale, if built upon, will cause a lack of distinction between the town and village, reducing the appeal of either place.
3. Increase in volume of traffic - the A65 is already a major traffic route which is often heavily congested. Further development on Coutances Way will cause further traffic build up, more congestion and greater pollution through Ilkley.
4. Environmental concerns - Coutances Way is an area significant for curlew nesting and feeding and provide significant wildlife habitat.
Ben Rhydding and Ilkley sewage sites are already stretched and unable to deal with current capacity, regularly overflowing.
5. School Capacity - the one secondary school serving the whole area is already running at capacity,
6. Additional building - the proposals fail to take into account the developments that have been taking place and are already planned (approx 30 per year recently in Ilkley).

Concerns @ extra traffic volume to an already busy route. Noise & air pollution will increase inevitably.

Effect on setting of nearby listed farm would be negative & compromise it's surroundings.

Currently the site is integral to a rural outlook & surrounding landscape which includes the farm.
As the first point of entry to the Ilkley area, specifically Ben Rhydding, new builds would look totally out of character & be in full view.

The station is used mainly by local residents who can easily walk or cycle from nearby housing , thus alleviating the need to expand parking.

The site is not suitable for development from a Green Belt perspective as the site currently meets 3 of the 5 Green Belt criteria as defined in the NPPF:
1. It prevents the unrestricted sprawl of built-up areas;
2. It prevents ILkley and Burley in Wharfedale merging in to one another. This is a problem exacerbated by the recently approved huge housing development at Sun Lane.
3. It assists in safeguarding the countryside from encroachment.

With the 155 dwellings there will be approximately 310 additional vehicles in the area. The B6382 already has problems with queuing vehicles during busy times, as you have already identified, with the installation of traffic signalling at the rail bridge. The rail service is saturated during busy periods, with standing room after Burley-inWharfedale and later stations being by-passed. There is no scope to increase capacity without increasing the size of all the stations on the service and/or developing Springs Tunnel to allow bidirectional flow.

The real development need is for more affordable housing a cheaper areas of the District to help people on lower incomes to buy a home near there work locations, not more high cost housing on Green Belt land in Ben Rhydding for the wealthy. The vehicles of another 155 households joining Wheatley Lane opposite its junction with Valley Drive would increase to the risk of traffic accidents at what is already a hazardous junction. More vehicles trying to enter the traffic flow on the A65 would exacerbate the congestion already experienced on that stretch of the A65.

This proposal is for green belt land. This is green belt to protect green land for future generations which is why it was labelled as such. It retains one of ilkleys attributes of being surrounded by beautiful open lands; not ever sprawling housing especially when there are a number of brown sites elsewhere in the district which could be debeloped. With the burley in wharfedale housing estate on this side this would decrease the area between the towns significantly.

It changes the first view that people get driving into the town as well as the view for current residents out. Not to mention the impact on the environment in an recognised area of natural beauty.

Schools places/nursery availability/NHS dentist and GPs are already overstretched. Rush hour trains are already overcrowded (pre covid) in rush hour. And ilkley house will never be “affordable” as the area forces prices up.

I strongly object to this building proposal on "Greenbelt" land. Building on open fields on the approach to the town will have a major impact on precious "greenbelt" land, the destruction of which doesn't support Bradford's climate reduction initiatives. It will destroy wildlife and habitats including birdlife. I object to the destruction of our countryside when there are so many "brownfield" sites within Bradford which could be developed. Building at this location will have a negative impact on the nearby listed buildings. This site is situated within the flood zone. This proposal will impact massively on local services and amenities which are already stretched to the limit. Ilkley Grammar School is already oversubscribed. I understand that permission was sought to build a school on this council owned site several years ago and refused.
I hope that common sense prevails and this "Gateway to the Dales" will not be destroyed.

Objection mainly on grounds of increasing the flooding immediately below the site. This site is generally waterlogged through much of the year so it must be soaking up the rain water at present. If this does not happen then there will be more flood water reaching the houses further down Wheatley Lane and reaching across to Ben Rhydding Sports Club - which has been the subject of three sever floods in the last six years. The last instance of flooding saw river water flowing down the A65 from Denton Bridge to the Sports Club buildings - so any building on the fields as proposed, is likely to speed up the flow of water onto the A65 and add to this flooding.

- It would create a loss of identity between Ben Rhydding and Burley in Wharfedale, especially considering the approve plans to build from Burley in Wharfedale towards Ben Rhydding.

- This is important green land to the local community, supporting a variety of wildlife and is used and much treasured local recreational land
