We support the Shipley Local Area Strategy and the proposed allocation of Wycliffe Road, Shipley for housing. We believe that the site will provide the opportunity for high quality and sustainable homes for the local area, with easy access to an array of essential and non-essential amenities, alongside excellent public transport connectivity.
The site is available now, and is within a single ownership, offers a suitable location for development, is free from physical constraints and is therefore considered deliverable within 5 years. Our client is a willing developer, who are committed to delivering this housing site for the benefit of the community.

The site (SH3/H) is located within Shipley, the Local Plan settlement hierarchy identifies Shipley as within the Regional City of Bradford, which is the prime focus for housing, employment, shopping, leisure, education, health and cultural activities and facilities in the District. The Local Plan recognises the Shipley area provides the opportunity to deliver significant housing and economic growth supported by environmental and sustainable transport improvements. We support the Local Area strategy set out in achieving these objectives.

-Support SH3/H which will assist in securing the objectives of the Shipley Local Area Strategy and provide the opportunity to contribute to the creation of sustainable communities through environmental, physical and social regeneration in the form of new housing.
-Sustainable site location, providing opportunity for local housing regeneration through the more efficient use of the site.
-Greenfield site - consists mainly of grass with a relatively low biodiversity yield.
-Opportunity to invest through residential development considered to outweigh any disbenefits in terms of loss of some of the greenfield land.
-Shipley and Saltaire are considered sustainable settlements for housing growth, with a range of facilities and amenities.
-Highly accessible by public transport. Two train stations (Saltaire & Shipley) with direct trains to Bradford Forster Square, Leeds, Ilkley, Skipton, Bingley and Keighley.
-High frequency bus services run from Kirkgate less than 100 metres directly south of the site.
-Connectivity to towns/cities will allow future residents access to excellent employment opportunities.
