• The site is marked as Open Green Space in the 2005 OS3 Unitary Development Plan
• It is in the World Heritage Buffer zone with view directly overlooking the world heritage site which will make any design difficult to achieve.
• The space has been used by local residents for recreation both formal and informal for over 50 years and is affectionately known as the Delph.
• Shipley although benefitting from lovely parks lacks these green spaces which are easily accessed by neighbourhoods as cited in the Councils own Open Space Audit this year citing not enough park space for the population;

• Destruction of the local biodiversity, habitats, meadow, hedgerow, trees and natural flora and the wildlife within.
• Loss of agricultural land
• Loss of natural views for adjacent residents.
• Loss of an amenity which allows community engagement with countryside
• The elimination of green space can only bring endless urban sprawl.
• Local schools are already at capacity leading to greater journeys
• A planning application was made a couple of years ago which was rejected
• Nab Wood is already busy with traffic and further capacity is questionable
• The roads are steep and prone to collisions.
• Further drop in air quality due to need for car use
• No buses so reliance on cars
• No local services eg shops, GP etc so increased number of car journeys
• This proposal goes against national policy on greenbelt
• Accelerated rain run-off into areas downhill
