Representation Summary:

I would like to state my objections to your published plan especially around Sandy Lane and Cottingley. The existing road network is now at breaking point, limited buses run into these areas and services such as healthcare and schools etc. can't cope now. The area is also home to wildlife such as deer and development of areas around Sandy lane will drive wildlife out and cause greater potential for flooding of Cottingley as the culverts won't cope.

We do not consider that a single allocation for 155 homes is appropriate either in the context of delivering the total requirement for the District area, or in providing a mix of smaller development sites.

As such we recommend that:
Recommendation 11: The Local Area Strategy and Plan for Cottingley should include for at least two housing allocations on non-committed sites, to meet local need by enabling SME housebuilders to deliver additional homes, in the interests of a justified and effective plan.

Recommendation 12: The land at Hazel Beck / Shipley Golf Course should be allocated for residential
development to meet local need in the interests of a justified and effective plan.

Why do we need anymore houses built in cotttingley it's crazy there is only one way in and out of the village traffic is horrendous everyday harder every morning to get out of Manor Road so many near bumps with cars roundabouts should never have been put there filter lights would have been so much safer now more houses coming absolutely ridiculous more traffic near cotttingley primary school more traffic for the academy school someone needs to get a grip on this

-Cottingley cannot handle this proposed build.
-Traffic issues - congestion at Manor Road/Cottingley New Road and at the entry to Lysander Way area.
-Roads are overly busy, heavily congested especially at peak times/school times.
-Road safety/accidents.
-Roads leading to Marchcote Lane are narrow and with double parking impossible to get through easily, especially the Coppy Close area. Impact on emergency vehicles.
-Carbon footprints will significantly increase
-Flood risk - water already runs off the fields and properties at Manor Fold have all but been flooded on a number of occasions. Patchett’s have already neglected to manage the culvert in the field at the bottom of the proposed development leaving serious threat of flooding. What assessments have been done and what do the developers intend to do to protect these properties from flooding??
-Impact on wildlife - deer, bats and many birds. What wildlife habitat assessments?
-Impact on local services and amenities, such as school places, doctors surgery.

Representation Summary:

1. Surface water flooding

2. Change of use of culverts in need of widening with riparian ownership implications

3. Bradford Education Department says all 3 Primary and 2 of the secondary schools are full. If additional children reside here then they or existing families will need to travel further to access school provision.

4. The NHS says local facilities are currently operating at full capacity and this development will create potential long term impact of the Trust’s ability to provide services as required.
