Additional traffic generation would negatively impact residents, highway safety would be a risk, especially top section Bankfield road with additional traffic from Cottingleycliffroad, worse in icy condition which makes Bankfield road unusable. Glen view road/drive not suitable for high traffic.
Creation of a Blind ended development- not safe in emergency if cannot exit onto Cottingleycliffroad, as suggested in the brief.
Loss of open green space, & inappropriate green belt land development- negative effect on air pollution. Loss of trees- area is called nab woods- where would be the wood?
Negative effect on water quality & flood risk to surrounding houses.
