Representation Summary:

Object to building on this site. Reasons are:

1. Part of Gill Beck Valley, a renowned area for flora and fauna - some of which is rare and/or protected. Close to area of scientific interest. Will be adversely affected by development. It is green belt land - needs to be protected at all costs.

2. Only one road out of the estate. Local school oversubscribed - children would have to travel elsewhere providing more traffic. Road is effectively a car park at school drop off/pick up times.

3. Field poorly drained and sloping. Springs are underneath the valley.

4. Valued green space for walking, cycling and riding. Unspoilt, quiet, peaceful and much needed for mental/physical health. Development means more people, more traffic and less green space.

5. Acts as a buffer between protected areas and Langley Lane estate. Encroaching into the valley means that protection has gone.
