Very close to a flood plain.
this a valuable green field space separating the hotel, bypass and businesses already in the locality. Locally I have seen barn owls and deer in this area and you would be destroying a vital wildlife corridor. If you keep chipping away at pockets of green field space, one day there will be nothing left.
