High density of new housing in one area - excessive.
Very negative impact on the visual landscape, impacting on the view of Ilkley as visitors enter from the east.
Very limited retail and service facilities within a near distance of the site, which will encourage considerably more road traffic into the centre of town, which already suffers from considerable congestion.
(NB - the Plan map and text describe Ilkley as having two post offices; this is incorrect as the post office in Ben Rhydding no longer exists.)
