This location forms part of the green barrier between Shipley and Bingley which is important in terms of maintaining community identity.

It is within an area where air pollution and traffic congestion is already a problem and developing this site will make matters worse.

The site is close to the river Aire and building here would inevitably have a negative impact on the river and its banks which contain valuable natural habitats and provide excellent recreational green space for the local people.

This area is prone to flooding when the river is high and a development here would inevitably make these events worse
