The proposed site has a stream bed running through the middle of it to a well in the corner of one field which connects to a well on Oakworth Road. This steam provides an essential run off outlet for excessive seasonal precipitation. If these fields were built over this provision would be lost adding an additional burden drainage system and adding to the regular flooding between Oakbank School and Wheathead Lane which is already exacerbated by the new housing estate off Occupation Lane.
The proposed access to the site via Moorlands Avenue is an issue. The road coming down from the existing farm buildings comes out and down to Oakworth Road. This junction is difficult to access due to the existing volume of traffic. Exiting out of this junction is already nearly impossible due to parking issues. Adding potentially over 100 more vehicles on this stretch would be dangerous.
