Representation Summary:

The need for developing this Green Belt sites has not passed the National Planning Policy Framework (NPPF) policy test of "exceptional circumstances".

There are plenty of brownfield sites which are more suitable for development within Bradford and opportunities to re-use unwanted retail spaces on high streets.

The site falls within the overlapping zones of 2 SPAS / SAC's

Not a sustainable area - Turner Lane lies some 300ft and over 1 mile from the village centre meaning residents would drive to amenities.

Flood risk - this field acts as a soak away for water running off the moor, the field and Turner Lane itself is constantly wet. There are no sewers of surface water drains on Turner Lane.

The A65 bypass runs close to the new housing sites and is not conductive with nor complying with, the Council's own wellness policy.
