Already the estate has an excessive amount of traffic. Only one access road into the estate at peak times; it is increasingly difficult to enter and exit from this road, with particularly difficult problems during school times - Baildon CE School is within the confines of the estate. Emergency vehicles would be unable to access certain parts of the estate due to the volume of school traffic.

Topography of site - towards the top of the estate and then down a steep slope - issues during icy and snowy weather.

Site borders Tong Park conservation area which attracts a large amount of walkers and visitors. T
Impact on wildlife
Would have a visually negative impact on the area.
