Representation Summary:

Green Belt: planning guidelines give priority to the development of brownfield sites over green belt, it is evident that there are multiple brownfield sites available for development within the Bradford City area; where is the requirement for “compensatory green belt development” set out in 15.17.25 to come from?
Flora and Fauna: the site falls within the Habitat Development Assessment’s 2,500m zone where land is prohibited from development.
Sustainability: the plan acknowledges that access to schools is “limited” due to distance whilst access to services and amenities is “significantly beyond the target distance”.
Development: development on the scale proposed can only have a detrimental effect on the surrounding settlements not least with regard to flooding. The increased volume of traffic generated by the site will greatly add to carbon emissions exacerbated by restricted road access and the proposed Coutances Way development.
