Representation Summary:

1. This site provides a major green lung for Ben Rhydding with extensive informal recreational activity.
2. It is an important visual stop to the eastward spread of development. Once breached there will be inevitable and undefendable pressure for intensification of development along The Drive.
3. The site is also a much higher cost one to develop than implied with major vehicular access issues and costs - and seriously detrimental impacts upon junctions with Wheatley Lane and Bolling Road.
4. There are also major water drainage and flooding issues both on the site and for nearby properties.

5. These costs will lead to pressure for exactly the development that the council claims not to be seeking - low density high value 'executive plus' housing that can sustain such costs - and it will not deliver the councils stated housing objectives.

6. It should retain its current green belt designation.
