Representation Summary:

The land is Green Belt and thus protected by the Government's National Policy Framework and there remain many brownfield sites within the district that go undeveloped, this should not be a priority. This will have a hugely detrimental effect on purpose 3 of the NPPF GB policy, which should in itself prevent development. The site further remains a flood risk from the moor and gold course, which will worsen the effect on Ben Rhydding Drive. There remains no footpath on Ben Rhydding Drive and given this would be the main access to public transport for the houses, such an increase in foot traffic would be incredibly dangerous, this has only been amplified during the pandemic. Sustainability has been completely disregarded within this proposal, ignoring the increased carbon due to the distance to schools and transport, as well as the destruction of priority wildlife that would occur.
