Representation Summary:

This area, year-round, is wet, with regular standing-water and flooding. Much of it is flood plane, and any properties built here would at an early stage become uninsurable.
The suggested development of 155 dwellings would give rise to an increase in vehicles and inhabitants that the local roads, schools and general infrastructure cannot support.
Development here would be an unacceptable and indefensible diminution of vital green belt land.
