This development would result in significant sprawl into greenbelt land, loss of openness and spoilt view particularly as coming into Ilkley which is supposed to be a gateway to the Dales, not a housing estate. The Sports Club entertains 1,000s of visitors annually from all over the UK and is known as a picturesque sporting venue with a view of the Cow & Calf and up the Wharfe Valley - all of which would be lost with this proposed development. The Sports Club also suffers regularly from serious flooding from both the river and the road - a hillside development would create significant additional flood risk and any development would need to provide additional effective flood protection for the sports club.
