Representation Summary:

Queensbury Golf Course would be a better site for housing than QB7/H at Fleet Lane.
There are currently major issues with traffic at the Queensbury crossroads at peak times with traffic backing up to Foxhill Primary School on a regular basis. Development of the land to the North of the junction will only increase the issues with construction traffic and commuter traffic on their way to the motorway infrastructure and Queensbury High School. Development of land to the south of the junction eg QB4/H would minimize the disruption to the village because traffic would not need to enter the village in order to access the high school and the infrastructure to the motorways, making "rat runs" like Roper Lane and Deanstones Lane unnecessary.
Extending the area of QB4/H to include the golf course would be more acceptable and has easy access to local shops and schools.

Land at Queensbury Golf Course should be allocated for housing development, including 25% as affordable homes and new public open space. The site is in a sustainable location, near to local shops, schools, amenities, facilities and a bus stop, as well as directly abutting a proposal allocation QB4/H. There is no difference in the location and sustainability of the golf course site and the QB4/H.

Access to the land is unconstrained from Brighouse Road, which is a wide carriage way, with footpaths either side.

The Golf Club site is well screened by mature trees to the southern boundary which would provide a permanent and defensible new Green Belt boundary.

The Queensbury Golf Course site is available, suitable, achievable and deliverable.
