*Alongside SH5/H would have significant detrimental effect to the overall aesthetic quality of nearby surroundings, being part of last remaining Greenbelt landscape to separate Shipley & Cottingley & in addition within the Saltaire WHO buffer zone.
*The footpath & links to the river, woods & open fields all the way along, between Saltaire & Bingley are well used by many people, both local & from outside the area. To put housing right next to the River & associated greenery can only have an adverse effect on this important remnant of open country.
* This land will help to act as a soak away for excess surface water & is in the vicinity of areas prone to flooding with obvious resulting problems for new & established nearby housing.
*Loss of wildlife habitat
*increased air & noise pollution from more traffic will affect us all, including the flora & fauna.
