Flood/water run off rate and ground saturation which caused cellar floods on Branksome Grove in 2015 . Also the major flooding that has occurred at least twice on Branksome Drive in 2000 and 2015
Stream found running under a patio Branksome Grove to flood zone 2 north of site in 2020, possibly several undiscovered streams in the same zone and evidence from other neighbours gardens
Antiquated drainage cannot cope already on Branksome Grove as proved in December 2015 floods
Tree removal bad for wildlife, pollution and further flooding
Traffic pollution is already too high on the A650
The increase in vehicle traffic would be unmanageable. Access to site through Branksome Drive/Grove is ludicrous due to road width and already obstructed access.
Loss of privacy
Bats located on/near the site.
Lack of Schools GPs Dentists already in area
Prescence of viable alternative brownfield sites.

Detrimental impact on already poor air quality
