There are a number of factors that make this site unsuitable for development. These include unsuitable local infrastructure, impact on schools, the impact on the local area and its residents, safety issues, destruction of wildlife and natural habitat. Of particular concern is the impact on local houses if the significant drainage issues in the area are exacerbated, evidenced by the flooding of my own home 18 months ago. All of these are points are expanded in my full response above.
