Representation Summary:

* The names Bogthorn and Brown Springs both indicate a propensity of water here, there is currently flooding from the land onto Moorlands Avenue in wet weather and this could only increase therefore negatively impacting on land and property.

* Road access is very limited and narrow, a significantly higher number of vehicles would have a detrimental impact on traffic congestion and air quality, as well as highway safety along a quiet avenue.

* Noise and disturbance will contribute to adverse nature conservancy of the area. There are a number of animals and birds I regularly see and hear on the land such as brown hares, owls and bats.

* Present houses may be overlooked and privacy lost.

* Worries regarding a much increased use of present public footpath which already causes Moorlands Avenue issues with littering, late night gatherings and off road motorcycles.
