-Green Belt destruction
-Out of date research based on so called housing need.
-Need is for social/affordable rented housing based nearer city centre and amenities.
-Inconsistent with the Council’s declaration of a climate emergency in 2019.
-Area provides access to green space for walking, running, and horse-riding etc. Its development will impact health and wellbeing
-Area is biodiverse and home to hundreds of threatened species.
-Risk of flooding is high, locally Troydale flooded in recent years.
