The area is a designated GREEN BELT site. The site will be on the floodplain.
The access will be through one road, onto the A650 which is a busy commuter route which will be dangerous to join.
The delays congestion at the traffic lights installed will be considerable and impact the A650 and the Bingley bypass in both directions.
The significant increase in traffic will cause delays and a 'rat run' through in/out of Nab Wood, which is a quiet residential area.
The roads within the site will be steep and a risk of collisions in snow/ice conditions.
