Representation Summary:

Further development will harm the rurality of the area.
Increased heavy goods traffic creating additional pollution and health concerns.
Access issues to proposed site causing safety concerns.
Negative impact on local infrastructure i.e roads, utilities.
Recreational provisions inadequate.
Existing problems with ground water run-off already causing flooding of several nearby properties.
Lack of employment opportunities within the area.
Strain on local amenities eg. Doctors, local Primary and Secondary Schools which are already over subscribed.
Increased traffic (estimated 110+) residential cars in an already congested area. Safety implications and increased pollution.
Destruction of open spaces which are vital in supporting mental well-being and the natural environment.

Alternatives:
The area remains a natural space for farming/wildlife.
Other more suitable land is developed eg. brown field sites located closer to public transport links and jobs.
Develop existing unused buildings e.g. vacant mills and similar properties
