The site is often heavily flooded and floods the road in front of it, affecting the houses on crack lane opposite, building here can only make things worse.

Both shay lane and crack lane are so skinny, and much of it with no pavement and visibility is really poor for both drivers and pedestrians. Adding more traffic and more footfall to this area will further the problems. The traffic free footpaths through house to avoid the no pavement areas are incredibly muddy, again, more people, more footfall, worsening conditions.

Traffic out of the village on a morning is terrible, queues in eevery direction, especially howarth road down to Sandy lane
