1. Flood risk. This increases the risk of flooding for the homes on Branksome Grove and downstream into Saltaire. This area would be more beneficial as woodland

4. Impact of construction on both residents, local traffic and wildlife in the fields below, the woodland behind hotel/bog areas and the local business Bankfield Hotel

5. Environment and wildlife. Reduction in habitat on local wildlife, break in wildlife corridor between River Aire and Nab Wood/Cottingley
