Flooding
The site is unsuitable and should not be built upon in relation to flooding.

Not withstanding that lower proportion of the site is within the floor plain and that the existing houses have experienced catastrophic flooding in recent years, which is becoming more and more regular occurrence. The existing fields help to store water and slowly release it into the river, further helping to reduce flooding further downstream in Shipley and beyond.

It is also unlikely that retention ponds (if built) within the site would be sufficient to hold the volume of water required within the site. Therefore, any proposals here will be placing houses along Branksome Drive / Grove and businesses further down the river at risk.
