WI2/H:
• Flood risk - natural watercourse drainage issues. Land waterlogged which has already caused flooding issues on existing property close to the site.
• Overlooking/loss of privacy due to proximity to proposed development - also like loss of light.
• Inadequate access and traffic generation (already an issue without extra dwellings)
• Noise and disturbance from building works.
• Layout and density of 40 proposed dwellings in the proposed area - restricted access to area at present and issues on Coplowe/Shay/Crack Lane junction already - dangerous junction.
• Nature conservation - voles incl water vole seen by watercourse.
• Instead of using proposed greenbelt area, it is contended that brownfield areas in the locality should first be utilised especially due to waterlogged land on this proposed site and poor access/infrastructure in immediate vicinity.
