Representation Summary:

1.Consultation mentions north-east area of plot is prone to surface water flooding. There is also a natural spring in the south-west corner of plot with a natural watercourse flowing along the westerly boundary towards Crack Lane. The land along the south-west/west boundary is therefore also waterlogged throughout the year, as spring flows constantly, attracting evident nature and wildlife. At times the surface flooding has encroached the boundary onto neighbouring properties and we object to building on such an area as would likely cause further issues and impact on wildlife.
2.Overlooking/loss of privacy and light
3.Noise and disturbance from building works.
4.Layout and density of 40 proposed dwellings in the proposed area. Excessive for area due to flooding/access issues.
5.Restricted access and traffic generation issues on Coplowe/Shay/Crack Lane. Junction already dangerous.
6.Nature conservation - voles incl water voles seen by watercourse on west boundary.
7.local Brownfield areas should first be utilised.
