Representation Summary:

The proposed density is 39 dwellings per hectare, the only of the 4 preferred sites exceeding the HO2 stated MINIMUM density of 35 dwellings per hectare. However, the proximity of the site to Ilkley town centre puts the site into the category of "at least 50 dwellings per hectare". 11 dwellings on the site would meet this and could be achieved by incorporating a handful of smaller units within the development. As highlighted in Ilkley Neighbourhood Development Plan (regulation draft 14), with data from the "Let’s Talk About Ilkley" questionnaire survey, the people of Ilkley feel it lacks "starter homes" and "affordable housing". A large proportion of employment in Ilkley is in relatively low paid sectors (care work, hospitality and retail). Providing a balance of property types to allow those on lower incomes to live close to their place or work is a high priority given the climate emergency.
