40 dwellings are proposed. The size of properties and therefore the number of residents should be carefully considered. This should considered with respect to pressure on local narrow roads and community schools, transport and facilities.
The present dry stone wall and mature trees should be preserved, and the style and composition of property sensitive to the hillside and local area.
There should be a clear commitment to retaining the fields between the plot and the edge of the village; there is an evident risk of later infill. Alternatively, the plot should in fact abut the village with access(es) being onto Crack Lane; this would encourage social integration into the village community and avoid overt conflict with the existing listed buildings. This would better conserve the rural feel to the top of Crack, and Shay Lanes, and avoid eating into Green Belt land, plus would fall within the existing settlement boundary.
