Flooding risk is the main issue here. The lower end of the site should be excluded from any development to avoid increasing risk of flooding elsewhere. Flood attenuation must be of the highest quality on the rest of the site and the option to include additional flood management should be considered in any planning decision.

This space is also a very attractive feature in an otherwise built up environment and is important as a part of the green corridor formed by the Bradford Beck/Pitty Beck valley. All areas like this should be protected from development.
