This is a buffer zone for an SSSI and would have a significant impact on adjacent heritage (pack horse bridge) and conservation area. There already exists an existing flooding issue with surrounding Victorian properties. The site would be very expensive to develop sensitively and does not lend itself to the mass housing of 20 units you have in mind, or affordable housing for local workers. A community orchard and allotments (to show your commitment to sustainability and climate action) plus retention of the church car park (to reduce on road parking at the start of the Dales Way) is preferable.
