Representation Summary:

There are already problems with capacity in the following areas of life - Education/Health/Car Parking/Traffic Circulation/Main Route and Flooding (main A road and adjoining fields already flood).

Green Belt/Protection of open spaces, especially to the east of Ilkley/South Pennine Moors area (SAC/SPA/SPA/SSSI).

Higher than average ownership & usage of cars - rural location

Danger, Lack of capacity for transiting under the Old (single track) Bridge which is a scheduled monument, already a problem and also accessing the main A route at Wheatley Lane junction, also already a problem.

Currently 6703 dwellings in Ilkley - 2 proposals total 285 new dwellings - high impact increased by fact all are in Ben Rhydding to the East of Ilkley which increases the percentage impact as this is just a small area of Ilkley itself.

Support for all objections made by Ilkley Town Council.

Combination of IL1H and IL3H increases impact on facilities available.
