The main objection to building on this site would be the removal of soakaway for the catchment area of Pitty Beck. In Feb 2020 houses on the Middlebrook Estate flooded internally for the 1st time ever. As the site directly adjoins Pitty Beck, it is hard to see how any development will not lead to more water entering the beck and increasing the flood risk down stream. There is also an issue with the existing volume of traffic on Thornton Road. Traffic queues from 4 Lanes End reach back way past here at busy times.
