Representation Summary:

Ilkley/Ben Rhydding, has reached its optimum capacity-except for small and discrete windfall opportunities.
I object to development due to the extent, size and prominence of the intruding into the Green Belt. Result in the narrowing of the “lung” between Burley and the settlement. Urban Sprawl, ribbon development. Need to retain green space between settlements the strong line at Ben Rhydding must not be breached.
No case has been made to intrude into the green belt.
The one access to the site is manifestly inadequate and is a major constraint telling against the site. The gradient of Wheatley Grove makes it almost impassable at time in winter.
Adverse effect, because of the loss of spellbinding landscape at the gateway entrance to the town approached from the east, and any reduction in visitors would seriously damage the tourist economy of the town.
No evidence of housing need.
