This proposal as well as two others March Cote Lane CO1/H and the further proposal of building new homes at the Bankfield Hotel site would mean an extra 500 houses being constructed near to Cottingley with added pressure on the local primary school and further pressure on local GP’s and dentists.
Local residents will be unable to access local countryside. The negative impact on two listed buildings adjacent to the site.

•Building on Green Belt is morally questionable given the climate crisis.
•Brownfield sites in Shipley/Bradford should be prioritise.
•Extending Glenview Drive upwards would create a rat-run. Concerns for safety of children should the street become a through road.

•Land is steep, boggy, heavily waterlogged and unsuitable for development.

I am writing to state my views and objections on the proposed development at Glenview, Nab Wood.

I think the suggested development is way too large and invasive. My concerns for the loss of habitat and mature woodland are great. The loss of agricultural land and green space for the use of residents would also be detrimental to health and wellbeing and farming. The effect it would have on character of the area and some of the Grade 2 listed buildings. The history and appeal of Shipley would be lost, the name Shipley comes from Sheep and Ley, ley meaning land where the sheep graze.

I suggest a nearby area for development where there are no farm animals resting there. Please see the attached document on my suggested area for the development of new housing.

3. Disruption of ground stability, the steep slope will increase water run-off and add to flooding risk further down.
4. Unacceptable increase in traffic causing more noise and air pollution. Nab Wood already blighted by rat runs and speeding cars. The narrow access along Glenview Road and the sloping site have safety issues particularly in icy weather. We already have enough difficulty in moving around in adverse weather.
5. This does not comply with Bradford's zero carbon policy.

The ancient fields and rights of way ,together with the buildings are surely as worthy of preservation as the industrial heritage of the area.

There is very little green belt land off the A650 between Bradford and Keighley therefore what is left is extremely important.
The roads of Nab Wood are rat runs for many people trying to avoid the bottom of Moorhead Lane and Cottingley Bar traffic lights. These drivers regularly ignore the 20 m.p.h signs. The prospect of a possible 200 to 300 more cars along these quite narrow roads is totally unacceptable.

Difficulties for the private owner to find developers to render this site suitable for the building of roads and dwellings, because:
- steeply sloping
- the numerous mature trees/woodland, (home to wildlife)
- the heavy construction traffic would cause pollution (air quality)
- numerous surface/underground water bodies on this hillside will require channeling
- coal deposits/drift mines are likely to be found

Designated Greenfield.

Site requires a great deal of investment before buildings can be considered.

Increased traffic/Vehicles on roads. Few people are fit enough to run or walk down and up hill.

Cottingley Cliffe Road and the A650 are very busy/noisy roads, there is also a large development is planned alongside the Bankfield Hotel increasing congestion.

Garages today, used for general storage leaving the drive or road for parking cars.

Disproportionate numbers of homes planned in Shipley, compared with areas such as Ilkley/Bingley.

Nab Wood is a neighourhood in its own right, this is not recognised.
Expansion of neighbourhood into protected greenbelt, blurs the neighoburhood with Cottingley/Bingley. Impact on the identity, visual appearance.

Other sites near to SH4/H are included in the local plan, (Bankfield Farm, Shay Grange golf centre, Hallmark Cards) equate to building almost 1000 homes.

Inadequate public transport. Saltaire and Bingley train stations are far away, as such all new homes, will be dependent on private cars.

Increased traffic

High levels of congestion.

Nab Wood used as a rat run.

Inadequate access along Glenview Road/Drive - cars will sitting stationary for significant periods, increasing pollution.

Why is greenbelt land earmark for housing when :
1.Still brownfield sites in the city
2. There would be ,on a conservative estimate, around 400- 600 extra vehicles attached to proposed plan which is near 3 schools ( over subscribed) see below
3. Serious health risk re traffic are already in the public domain (Ella Adoo-Kissi-Debrah case refers)
4. This plan is surely flying in the face of the known benefits of green spaces (Lockdown has highlighted this)
5. By the councils own evidence, March 2019 shows 7,800 empty houses in the Bradford district of which 4,489 still empty after 6 months.
6. There is no mandate from residents to use green spaces which enhance the lives and health of the community.

This area already suffers from traffic congestion and poor air quality (pollutants at illegal levels) New homes inevitably mean more cars and this can only exacerbate the situation. These developments would impede achieving Bradford council's Clean Air Zone commitments and hinder the achievement of national goals on carbon emissions.

These issues are all the more pressing at a time of national and global climate crisis. I cannot see that the building plans are compatible with environment goals.

Issue with car accidents at the junction of Glenview Road/Bankfield Road, caused by the “rat run”.
Road becomes inaccessible during a slight frost.

Traffic along Glenview Road is a serious concern due to the amount of wildlife that venture from the proposed land, down to the road: deer, badgers, bats and cranes, who may still have homes on the lower field after development, and will be in danger from the increased traffic.
Increased traffic and destruction of plant life goes against community responsibility to provide clean air and preserve our environment.
Impact of pollution.
Loss of walking routes for locals, stunning views and freedom for local children to play, fruits, wildflowers, large established trees, marshland and grassland.
Glenview Road is a safe place for children to play and ride bikes, when so many other spaces are not.

Large number of uninhabited homes in the Bradford area.

It would destroy the local landscape and scenery, disrupt and disperse the local wildlife including deer.

New build would overload an already inadequate road system throughout Nabwood.

The Proposal to change the Green Belt boundary contravenes the NPPF which states that Green Belt boundaries should only be altered in exceptional circumstances. All available brownfield sites should be considered first by the Council for housing development across the local plan area, for example the Valley Road site, instead of releasing Green Belt Land. - disagree with description of the site as being prominent from Cottingley Rd. The site is only visible from that Rd in the immediate vicinity. In medium distance views it is screened by topography, vegetation and existing development and in longer distance views it is seen within the context of the existing urban area.

pedestrian and cycle routes and connectivity for both recreation and travel.
