 BUSINESSES: Baildon has seen to supply of premises for small business, which are the lifeblood of communities, reduce over time and thought should be given into creating opportunities to build such premises. This would have many benefits for the local community and, of people can work locally, would reduce the need to commute on what are already overcrowded roads.

Representation Summary:

We welcome that a key element of the Local Area Strategy for Baildon includes:
 Ensuring that future development conserves and
enhances key heritage assets and their settings within
and adjacent to the settlement including the three
Conservation Areas and Listed Buildings as well as nondesignated heritage assets. Development on the western part of the settlement should ensure they do not impact on the setting of the Saltaire World Heritage Site.
We have concerns about the potential impact which
housing allocations proposed in Baildon might have upon
elements which contribute towards the Outstanding
Universal Value of the World Heritage Site at Saltaire.
The Council must demonstrate that allocations for
development in Baildon are deliverable in a manner which would safeguard those the Outstanding Universal Value of the Saltaire.

Representation Summary:

- Proposals are at odds with the Council’s ambitions to improve health and wellbeing of Bradford people and tackle air pollution.
-Proximity of sites to SSSI / Moor / Baildon Bank
- Development will bring air, noise and light pollution which is likely to have an adverse impact on the flora and fauna in the adjacent areas.
-Green spaces are essential to maintaining good air quality and tackling climate change.
-There are many unused brownfield sites in Bradford and unoccupied.
-Housing numbers for Baildon is in excess of what is required and appears not to take into account the 81 units currently working their way through planning.
-Insist that developers work to the highest standards when it comes to building and infrastructure design and sustaining and encouraging natural habitats for wildlife and access by the public to these.
-If the proposal is implemented I would want it to include a stipulation that any housing development on the site is carbon neutral both during construction and once completed and occupied.

•Plan does not take account of changing housing need due to effects of the pandemic and Brexit.
•The 2021 Census should be used to inform future planning policy on housing to reveal population distribution and allow a reappraisal of household growth and future working habits.
•Targets show an oversupply of 18 for Baildon but with a higher density this could be greater.
