The area provides important green amenity space for the local community. The land has been used as local green space since 1960s. There are far reaching views across the area towards Salts Mill and beyond. Views and light at existing properties on Wycliffe Road could be poorly affected by the development. The land includes former quarry area and a steep slope. No assessment into the viability of development on former infilled land (potentially contaminated/harmful landfill) has been made, or for development on a steep slope. The site is identified for 44 homes it is not clear on which parts of the site the housing will be built to ensure continued provision of green space, biodiversity net gain, and safeguarding of the important heritage views.
