Representation Summary:

Site IL2H: 20 ( NOT 30, as in Conclusion) Dwellings (affordable) - Supported in principle, subject to Development Considerations identified, plus following:
• Sensitive site/building design to enhance, not just mitigate impact, on the historical and landscape character/setting including (2) listed buildings.
• Critical factor is Improving existing vehicular access onto A65. This section of the A65, with steep bend to the west, already presents a major hazard for vehicles turning onto/from, the road and for pedestrians and cyclists.
The new site access must be further east giving a clear safe sight-line AND
The 30mph speed limit must be extended to the west to point well clear of the bend. 40mph, even when adhered to (rarely!), is too fast for safe turning in/out from an overall settlement of c25 dwellings.
This development provides an opportunity to develop a section of the Wharfedale Greenway: this should be integrated into the plan.
