The site is described as reasonably flat, but it rises some 80 feet from East to West. It also has sewers running across it and a very large catchment tank under it which cannot be built on, plus an access road across it for Yorkshire Water access and a sewage pumping station for the adjacent development There are also a large number of trees with TPOs. All this takes at least half the area South and East. There is also a proportion of land at the West side which is Asbestos contaminated from tipping prior to building the adjacent site.
