There is no access from Harrowins Farm Drive, the actual access would be from one, or both, cul-de-sacs off HFD. Houses were bought there 3 years ago or less believing they were in a cul-de-sac, not a thru-road for 40 houses and likely 80+ cars, residents were all assured at the time of purchase that the land in question was unsuitable for building on. It is also classed as green-belt, if the golf club is also to be developed in future it will be houses as far as the eye can see with no place for wildlife.

The site is described as reasonably flat, but it rises some 80 feet from East to West. It also has sewers running across it and a very large catchment tank under it which cannot be built on, plus an access road across it for Yorkshire Water access and a sewage pumping station for the adjacent development There are also a large number of trees with TPOs. All this takes at least half the area South and East. There is also a proportion of land at the West side which is Asbestos contaminated from tipping prior to building the adjacent site.

QB4/H is only accessable through Queensbury golf club car park or via the new Bellway estate recently completed. Accessing a new site through this small development would not be acceptable to its residents. Land at Queensbury Golf Course should be allocated for housing development. The site has suitable access from the main road with room in the car park for storage of building materials/facitities. There is no difference in the location and sustainability of the golf course site and QB4/H.
The Town Centre High Street, Tesco Store and associated bus services to Bradford and Halifax are all less than a 10 minute walk away. Schools and medical centres are available within less than a 20 minute walk at 1.2km away. There is also a bus stop located directly outside of the site. The use of QGC would also allow access to QB4/H.

On behalf of the landowner, the allocation of this site is welcomed.
The site is considered to be developable within 3-5 years. Baseline surveys and feasibility work undertaken have established the deliverability of the site. There are no fundamental physical constraints for the delivery of the site, with a formalised direct access now in situ.
We agree that the site currently makes a low contribution to the purposes of including land within the Green Belt. Development of the site would enable a far stronger, more defendable and permanent Green Belt boundary to be defined.
The site should more appropriately be identified as exhibiting ‘low’ potential for urban sprawl. It is well contained by surrounding existing development on all sides. The golf course provides a strong prevention to future sprawl south into the Green Belt.

Land at Queensbury Golf Course should be allocated for housing development. The site is in a sustainable location, near to local shops, schools and a bus stop, as well as directly abutting allocation QB4/H. There is no difference in its use for much needing housing.

Although this is Green Belt land, development would connect well with the recent adjoining development. Again, a relatively small number of houses on the site will have a minimal impact on infrastructure.

We were informed that the land adjacent to Black Dyke View was not fit to build on and would remain green belt, which massively swayed our decision to buy. The disruption (noise, pollution, road access) to the residents of our estate will unacceptable. There are many families with young children that enjoy the quiet, no through road we live on, allowing access to further area's of the development will no doubt open the end of the road increasing traffic and causing a safety hazard for our children.

Queenshead park had Insuffificiant infrastructure on the estate ie access in to road, not enough school spaces, loss of green space for wildlife , no designated childrens park on estate for children to play one needs to built for the extra familys. Not enough Doctors surgurys. The Queenshead foul sewage already struggles with the amount houses on the estate how will it manage with my houses added. Lastly too much traffic on the roads.

We were told that this piece of land would never be built on and was part of the decision we made to buy our house. We also don’t want the disruption of construction vehicles coming in and out of our estate. We have been waiting for the road in the estate to be finished for 4 years now, which is already unacceptable and this development will make this take much longer. There are lots of children in this estate and it would be too dangerous to have trucks and JCB’s etc coming in and out every day. All of the dirt, mud, dust and sand has only just gone from when the estate was a building site before, we shouldn’t have to keep putting up with it.

QB4/H- More traffic on an already incredibly busy small estate road. Dangerous already due to incline of hill in winter, will make it very difficult for people to get in and out with more cars on the roads. Loss of scenery and eyesore.

Traffic is already far too busy in this area, especially at peak times. The area is becoming overcrowded with no boost to local amenities to compensate. Most importantly, the beautiful, green countryside is being destroyed. Furthermore, the fantastic view will be spoilt, one of the main reasons I bought my property.

This area is full of wildlife, it is a peaceful cul-de-sac at The Harrowins. Building on this land will decrease house values. The main road into Queensbury center is already a bottle neck. Without adding more homes on this route. With potential of a new estate being built on the golf course, Queensbury is at risk of not having any green spaces in the future. This would make a lovely park not a building site.

•Loss of light or overshadowing into rear gardens for the Queenshead park development
•Overlooking/loss of privacy
•Visual amenity (but not loss of private view)
•Traffic generation onto Brighouse road and Queensbury traffic lights.
•Noise and disturbance
•Effect on listed building and conservation area
•Loss of trees ( please note that the trees in that area have a protection order against these)
•Landscaping
•Road access ( there is no access through road onto Harrowns farm drive or Black Dyke View at all and this is not acceptable as the roads are now complete with council street lighting.
•Nature conservation - This area is a path for local wildlife including deer and badger's that we see on a regular basis and should not be disturbed, it is also the home to lots of other wildlife including bats and a barn owl.

I would like to object to planning permission been granted to build these houses. The access via harrowins farm drive is already congested & busy without adding 40 further houses. The traffic already travelling around the estate is excessive & is dangerous for children playing out & parking issues are already a big concern. A further 40 houses having shared access via the same entrance would worsen the issue. In bad weather the road becomes hazardous & as residents we all struggle to get out. Access to the site is also narrow & often obstructed by parked cars. The houses overlooking the golf course will also loose their pleasant view which is unacceptable.

Specific:
1)The land between the golf course and existing site regularly has deers and other rare wildlife - further construction disturbs this.
2)Black Dyke View was sold to residents as a quiet cul-de-sac and often has children playing safely on the street. Turning this into a through road increases risk and mis-selling
3)Traffic along brighouse and Denholme gate main road to the traffic lights near Tesco is becoming a significant issue, especially at peak times. Further contribution is not welcomed.
General:
1)Queensbury's greenbelt needs some protection as a general area of natural beauty with wildlife, views and open space. The sheer amount of proposed development is too much for one area to take and will significantly alter the current village feel to the negative
2)The local infrastructure cannot take all of these additional houses. Doctors, schools, traffic etc are at breaking point already.

I object to this planning, due to views outside, I also was told they couldn’t build on that land due to a massive sewage pump.
I chose my house because it was quite and private.
This will cause more traffic and take Queensbury land away. Queenshead park is already a big development with people parking all over the roads & paths. We do not need any more houses.

I cannot see how the existing busy development could take access to another 80+ cars driving through. It just will not cope, and is unfair to the residents already residing here, we were not sold a development of 200 houses. The main brighouse road regularly queues and is stationary due to the volume of traffic already on this road, the road doesn't support all the new developments that have recently been built in queensbury. Also I see deer, badgers and squirrels living on this land, what a shame to have their home destroyed!

The traffic on the queens head park and Brighouse and denholme gate road is busy enough as it it, 40 houses with atleast 1/2 cars per household would just add to congestion, and pollution to the area. Using the access point from harrowins or black dyke view would be dangerous for children that play on the streets, as it’s currently a dead end. The wildlife in this area is amazing, badgers, deer and foxes that bring pleasure to the many residents of QHP would be destroyed. Would extra schools, doctors etc be built to accommodate these and other houses in the area? This would just add to over crowding in the area, in which has beautiful views, and land that is green belt.

This would add additional traffic into an already limited access point. Over populated houses on a very small area. Additionally traffic noise, pollution and local amenities will be increased. Parking is already stretched on the new development and would cause further obstructions to houses for emergency services.

The access via Harrowins farm drive is unsuitable for another 40 dwellings and around 80 cars, based in 2 per household. Access into and put of Harrowins is already difficult on to a narrow section of the brighouse road with cars parked opposite the entrance. Also this is a valuable enclosed nature area for small animals to thrive and has the main sewer system running through that land. The sewers already struggle to cope with the existing property.
Even this moderate increase of traffic on the main brighouse road and adjacent park lane without the promised improvements from Bellway would further add to the conjestion heading into the village

I object to the building of MORE houses in this area. The green fields are disappearing, and with more building this affects the drainage of the land...hence more flooding. The houses will overload the schooling, the doctors and definitely the already immense traffic on that road.
The area should be preserved as a green field site and not sold just because the golf club wants to make money !!
The traffic lights at Queensbury are already a bottle neck for traffic so extra household traffic is going to gridlock that area at peak times. The doctors/schools are all ready at full capacity, when are you going to stop building ? when there's no green fields left !! The houses will be unsightly in what is a lovely area of countryside for local residents to walk with loved ones - needed more so in these immense stressful times of a pandemic.

Although this is Green Belt land, development would connect well with the recent adjoining development. Again, a relatively small number of houses on the site will have a minimal impact on infrastructure.
As you state below: Development considerations that I would want to be fully informed on and involved with to ensure we protect wildlife within the area and indeed strengthen it's position.
• Provision of compensatory improvements to the surrounding Green Belt will be required and may include enhancement of the existing environmental assets (Local Wildlife Network, Green Infrastructure Corridor) adjacent to the site.
• An ecological survey will be required to establish the ecological status of the site prior to development.
• Sensitive design and layout will be required to ensure the TPO trees are protected appropriately.
