This is a site within the green belt, part of the site is currently a wooded area, and another part of the site has been shown from research by Friends of the Earth and Climate Action that it is suitable for additional woodland planting.

Though the site is not within a zone at flood risk, access to the site, if built, could have to be through an area at flood risk.

Additional housing would generate additional car travel on an already busy traffic road between Saltaire and Bingley, unless public transport provision is greatly increased.
