I object to this possible development on the grounds of further risks of flooding caused by the water run off-from the site. Who will be held responsible for excess water running down into our homes because the site has been concreted over and natural drainage will not occur. Will the builders and council pay for damage caused to our homes by this happening? Also only today a neighbour has shared a picture of a fawn being born just over the wall. The animals need this land for their survival.

The planners have already noted many reasons why this vindictive attack on the greenbelt here in Shipley is a bad idea. The roads are dangerous and these houses are only going to increase the existing problems. Of course, the air and water quality will be worse. Destruction of habitat and so on. The planners already have it all. Yet as usual, Bradford Council doesn't give a monkeys. Rather than building on the greenbelt, there's plenty of excess retail space close to Shipley centre within walking distance to strong transport links and local amenities. Airedale needs to break away before Bradford Council can wreck more of the district.

The proposal to change the green belt boundary is not in line with the National Planning Policy Framework which states greenbelt boundaries should only be altered in exceptional circumstances - available brownfield sites must be considered first and there is a need to promote sustainable patterns of development if green belt land is released. The Council needs to allocate housing to more brownfield sites across the Local Plan area (such as at Valley Road) instead of releasing greenbelt land.

This site is not sustainable due to the following negative environmental impacts. All are strong reasons to oppose this allocation:
Loss of mature trees and woodland
Impact on water quality
Flood risk will increase downhill from the site.
Air pollution and noise from additional cars
Loss of local greenspace that is important to residents’ wellbeing
Poor access to public transport (poor bus service) and local shops and services

The Council hasn’t demonstrated any exceptional circumstances to build on protected GreenBelt and must first develop every available existing brownfield site before identifying greenbelt to develop. It is unsustainable to build on this site before other brownfield sites in the area are fully utilised. Loss of wildlife habitat. Existing ancient PROW and trees with TPOs must be maintained. Insufficient infrastructure. No rail stations within walking distance. All local schools, GPs, dentists are full. No shops locally. Unacceptable increase in air pollution through traffic congestion/vehicle emissions in a CAZ. Development could increase the risk of surface water and flooding.The impact of so many new houses. increased pollution, noise, loss of habitat and amenity will have a detrimental effect on existing house values and quality of life for existing residents

I feel that the greenfield developments proposed for Shipley are problematic. Where these developments abut areas of (relative) socio-economic deprivation, like SH3/H, they deprive residents in an already intensively developed area of beneficial green spaces, and threaten to worsen already-shocking levels of air pollution (it's all very well reducing school traffic, but it's less helpful when small children have to walk to school through choking, harmful road fumes). In greenbelt areas, they would disrupt already-frail green corridors and cause unpredictable - but irreparable - harm to wild habitats.

You may not be aware that Shipley and the surrounding area is regularly featured in The Guardian newspaper's widely-read Country Diary. These developments would jeopardise this kind of positive press for an otherwise unappreciated part of the world - and could in fact attract negative publicity.

This site is green belt and an important wildlife corridor. It should only be used once all the brownfield sites have been fully investigated. Post pandemic there may be more of these. Pollution levels are already too high and flooding at the bottom of Branksome Drive an increasingly regular occurrence. Building here at such high density and executive type homes will inevitably make it worse because of the loss of soak away and increased car usage because of vicinity of amenities.
Tree cover is still too low in Bradford compared to the national average. Why not use this site for tree cover for the community and flood alleviation for which there are grants. We are in a Climate Emergency.

There would be insufficient school places, GP & dental practice capacity, shops & recreational facilities in the area.

In addition, the area is a long way from, reliable public transport and will inevitably contribute to car use and already high levels of traffic and air pollution will increase. There is potential increased risk of downstream flooding at Branksome from increased run off from hardstanding. Building so close to the river aire is unsustainable when we see how much it has moved just upstream at Bingley playing fields.

I feel the proposed application would have a detrimental impact on the wildlife, environment and landscape in this area. It’s one of the only remaining green areas left in the vicinity. Bats, deer, sparrow hawks, herons all frequent the locale. I have concerns too about the added traffic around the Branksome Drive, Nab Lane area. We have lots of fast moving traffic around this area and pull outs at junctions and multiple bus stops. There have been very many road traffic accidents on this stretch of road and an increase in traffic would certainly add to this. There is also not enough infrastructure to deal with additional housing.

Building on this field should not be approved as it is green belt land. There are plenty of brownfield sites in the Shipley area that need regeneration first. The houses at the bottom of Branksome Drive and Grove already flood due to the proximity of the river. Building here will only cause less water to be retained by the soil and contribute to more/worse flooding. Local schools already can’t cope with the number of children in the area. As the last remaining green area between Shipley and Bingley, this green space needs protecting to prevent urban sprawl.

The plans contradict Public HealthEngland directive to improve,maintain & protect current green space.Green space is a critical asset to maintain,support good health & wellbeing.All brown belt sites should be developed first.SH5 site falls within the buffer zone for the Saltaire World Heritage Site& will contradict the intentions of the BMDC decision & declaration to become a Clean Air Zone.

Extra traffic and queueing on all nearby roads will increase already high levels of noise and air pollution.The area is known for flooding,as recently as 2020 building on this land will increase flood risk for everyone along all of the River Aire. Infrastructure is already poor &schools are over subscribed. Developing this land will create a loss of habitat for a wealth of wildlife inc deer, foxes, owls ,bats, woodpeckers to name a few.

This proposed building will impact on wildlife such as bats, deer, woodpeckers, owls (and other birds) all of which I have seen. I have seen flooding here on numerous occasions and new builds will create run off to the bottom of the hill which will affect water levels. Traffic on Bingley road is already congested at peak times and it is difficult to leave at the top of Branksome Drive due to speeding traffic.The increased number of cars for an extra 200 houses will have a massive impact on traffic, congestion and pollution levels. Some local schools are over subscribed and there is a lack of local amenities within easy walking distance. There is already a lack of natural spaces for people to enjoy and in my opinion brownfield sites would provide a better building option.

Extending into the Green Belt now will set a precedent for further erosion of the Green belt in the future.
The land targeted for development regularly floods as it acts as a run off for rain from the higher ground.
Homes built there will be susceptible for flooding or existing homes below the new planned houses will be adversely impacted.
The local infrastructure cannot cope with existing traffic and drains on its resources.
Congestion will increase significantly with the new homes. - this is at odds with a proposed zero carbon future
The area targeted acts as a corridor for wildlife. Building upon it will mean a loss of habitat, loss of natural views, as well as a loss of agricultural land and loss of community identity.
All of the above are contrary to the National Planning Policy Framework.

This area is susceptible to heavy flooding and has flooded so many times in the last few years.
Building work along with the removal of trees would be absolutely devastating for those people who already live there as it would stop drainage which is so vital.
There are many areas in Bradford which aren't green belt areas and would be much better to build on , I'm thinking particularly about the brown field sites on Canal rd and nearer to the city centre where the infrastructure would be much better suited to houses.
The local schools are already over subscribed in this part of Shipley and presumably there are no plans for.building new schools ?
The flora and fauna around this area are of great ecological value , and this must also be a key point to consider.
