This land is right next to the River Aire, with a significant risk of flooding, and concreting over these fields will alter the local drainage basin, speeding up run-off, and increasing flood risk further downstream. This is greenbelt land, and it is situated in a very prominent position on the approach to Cottingley and Shipley on the A650. Allowing development on this site would have a significantly detrimental affect on the character of the area, especially as the proposed 140 houses is a very high density of buildings for the size of the site. All of the local schools are over subscribed, and these homes will only increase demand for these scarce places, as well as putting added pressure on other services such as doctors and dentists. It will also worsen local traffic problems, which are considerable, and reduce local air quality too.

Not a good idea to build on a field that floods quite often, (is it 3 times Branksome Drive has flooded in the past 20 years!!!!
A green field site that is a valuable flood plain.
House owners will not be able to get insurance for those properties because of the risks, so the builder will be impossible to sell the houses.
Why not use the brown field sites in the area, to help rejuvenate those run down areas.

I object to plans to build on Bankfield / Branksome SH5/H and SH6/H, for the reasons below. I feel that building on this site will be detrimental to both the specific green belt land and will affect neighbouring Shipley and Bingley. The main concern for me is flooding. In recent years, it has only taken a few hours of heavy rain for the River Aire to reach dangerous flooding levels. And this is not too far away around the Wagon Lane/Cottingley Bridge area of Bingley, but also in recent years we’ve seen the River Aire flood and affect Leeds. Green areas should be preserved and not replaced with tarmac and concrete where rainfall simply runs off into watercourses and doesn’t get chance to soak away.

All these site are in the Green Belt. Little by little the Green Belt is being eaten away. Soon there will be nothing ‘green’ left.

Cottingley is a wonderful place to live. It has so many advantages one of which is the Green Belt which surrounds the village. All the residents value the open countryside. People are able to ‘breathe’ in Cottingley.

Proposals to build near The Bankfield Hotel and in Nab Wood would also impact on Cottingley and further erode The Green Belt. The proposed new Crematorium at the top of Nab Wood is also to be built on Green Belt.

If these proposals go ahead, unfortunately, I would implore Bradford Council to at the very least ensure that there is plenty of “social housing” amongst the new build.

The site is green belt - The ‘need for development’ is not a sound enough (exceptional) reason when councils develop their local plans.
Branksome Drive flooded on Boxing Day 2015- the site has flood risk but the assessment should be extended to include existing homes which have a flood management plan
Surface water run off will increase from the sites development which will risk beck and river levels and existing homes. The drainage system on Branksome Drive is vulnerable now
Farmland and wildlife habitats will be lost and not easily replaced if the site is developed.
Biodiversity will not be enhanced - the land supports deer, otters, bats, kestrals, red kites, herons, pheasant; fungi and bacteria
The development will impact the Clean Air Zone (CAZ) and increase road traffic as residents will depend on cars and add further congestion to Bingley Road.
Access to SH5/H is unclear.
Services such as schools, doctor’s and dental surgeries are already full to capacity
How affordable would they really be- SUDs etc would add to development costs

I strongly object to the proposed dwellings at March Cote Lane C01/Hand new proposed housing around Bingley SH6/6 & SH5/H which are once again eating into the precious greenbelt of the district. More than ever during the pandemic, this greenbelt has become a haven for local residents, being able to access open green spaces rich in endangered wildlife on our doorstep is something to treasure and that people should be able to enjoy. It is to the Councills shame that brown field sites that the council could adopt are overlooked because they are not as appealing to the developers - it is time for the council to wake up and put the residents of Cottingley and Bingley first and save our fields! Schools, doctors, dentists in the area are all currently over subscribed and the roads congested and dangerous. Time to rethink!

I object to proposals SH4/5/6/7 as they will result in increased traffic on an already struggling transport link around Bradford Road and the Bankfield area. This will cause a reduction in the air quality which is already below the recommended standard. There will be a reduction in green spaces for residents use and the adverse impact on local habitat and wildlife. Flooding in the area is already an issue and these developments will not improve the situation and adversely impact drainage. With nearly an extra 400 houses in a small area no account has been taken for the demand on infrastructure such as health practices and education. Local secondary schools are oversubscribed currently with few local children gaining a place at Titus Salt school for example, despite this being included in the planning as a school providing for the area, leading to increased distances travelled for education.

The sites proposed for Shipley, like many other sites across the district, are proposed to be built within green belt land and at a density of around 26dpha, a figure much lower than the HO2 minimum of 35 dpha, and even more inconsistent with our position set out in policies SP4, SP5 and SP8.

Moreover, site SH4/H is proposed for land which is expected to be within a Proposed Clean Air Zone. Whilst this site allocation mentions there are potential for some positive effects for the area, such as improvement to the local economy, there are some concerns.

Sites SH5/H and SH6/H are also proposed to be, at least in part, within the Proposed Clean Air Zone and both have elements of woodland along their boundary. There is the risk of flooding at these sites too as sections of the land is within flood Zone 2. As the last buffer of land between Cottingley and Shipley, it is important to maintain this open landscape. Development on this land would result in the removal of a significant amount of woodland, which would be a major harmful impact.

Similarly the infrastructure to support such development does not exist and would increase pressure on already stretched schools and health services. The traffic impact of any further development would be significant in Saltaire which given the existing rates of air pollution exceed current targets would only deteriorate further. Brownfield sites should be prioritised, similarly consideration should be given to traffic routes and how neighbouring areas would be impacted negatively by any such development.

I strongly object to the proposals to build on Greenbelt land at SH4/H. SH5/H and SH6/H. These natural areas need to be preserved to provide sustainable habitat for plants and animals, to help combat climate change and to allow residents and visitors to enjoy a natural environment like the banks of the river Aire. An additional 349 homes will contribute to traffic congestion and air pollution as the areas are too far away from local amenities so residents will resort to their cars. The A650 is a very busy road and rat running is already rife around the streets of Nab Wood. I believe there could also be flood risk for areas SH5/H and SH6/H. There are many brownfield sites and derelict industrial buildings in Shipley and Bradford and we should be looking to them to provide sites for housing. This could also help with the regeneration of city centres.

I am writing to strongly object to the building of houses on this site.

My main concern is flooding. Back gardens in the area have been flooded and water has been in the underdrawing of several housing. The building of these houses can only exacerbate the problem as there are underground streams coming from down from the Nab Wood area under the main road.

My other concern is traffic. 150 houses will generate a large amount of traffic onto an already traffic congested road. At certain times cars have trouble exiting from the top of the drive.

I think in the past this area was designated a flood plain.

Woodpecker, long tailed tits and deer – all will go.

Once again developers have chosen to ignore the greenbelt and wild life that live there , it is their habitat and the continuation of that should carry on without threat from humans, we need them as much as they need us its all about survival.

The loss of natural views and farmland never to be seen again is too high a price to pay for houses that can be built on brownbelt, and ex commercial areas, of which there are many available in this area.
An area of outstanding natural beauty should not be destroyed.

If Branksome Grove is used as an entrance to the site it will not cope with the extra traffic.
The inevitable loss in value to the existing houses in the area is not acceptable

Air pollution which cannot be ignored due all the extra traffic in the area, goes against national and world wide policy.

The fields take a lot of surface water and help protect the already existing houses. Building on these sites would be disastrous for residents of Branksome Drive and Branksome Grove, re the already overloaded old drains due to many culverts which already run under the existing properties. We are already a flood risk area as flooded in 2000 and 2015, the latter when the water was over a metre high inside the Branksome Drive properties absolutely devastating for residents. Bradford Road already is level 3 air pollution so would definitely increase with the added traffic which will be detrimental to our health. Any extra traffic from proposed houses would make Bradford Road an even more dangerous and nightmare than it already is. The fields are a natural habitat for many wildlife ie. Deer, rabbits, squirrels, bat's and many birds nesting in hedges

I write to express my concerns over the proposed allocation of SH5/H for housing.
1. Loss of green space, trees, hedges.
2. Destruction of habitat and impact on flora and fauna.
3. Disruption of ground stability, increased run-off to level 3 flood risk area where devastating floods occur.
4. Increase in traffic along proposed access road will reduce safety, Banksome Drive always difficult in adverse winter weather.
6. Large increase in traffic exiting Banksome Drive on to main road by zebra crossing will increase accidents not least to pedestrians.
5. This does not comply with Bradford's zero carbon policy.

During lockdown many people have relied on accessing the canal, woods and river via Banksome Drive for permitted daily exercise. This green space has been vital for maintaining physical and mental health, the opportunity to engage with nature and the abundance of wild life have been so therapeutic. Covering over the field with houses will destroy this vital amenity forever.

Branksome residents have suffered serious flooding several times and would likely worsen as development removes the green fields/trees which soak up water. Rainfall would go down the hill to the river, increasing likelihood of flooding at lower levels of Branksome Drive.

Alternative brownfield sites in Shipley area should take precedence for housing development.

Shouldn’t take green belt spaces.

The benefit to people’s health/wellbeing outweighs development of green belt when brownfield land is available.
