The access to the Scalebor estate is all through William Fison Road. This is a very busy route with children playing and limited passing options on Ron Lawton Crescent. I am aware of accidents already occurring between drivers and children. Fortunately no one was badly hurt. There are already over 500 new houses in the Sun Lane development and the Greenholme Mill development. This development will put unreasonable pressure on village resources. GP appointments are already difficult to get for example.

Moreover the infrastructure of the narrow valley cannot support so many new houses. Brownfield sites need to be developed alongside those in this village.

I do not support such development in the village nor the enfringement onto green belt land, which is an important wildlife habitat.

I firmly believe that the addition of so many houses and therefore families, cars etc., would have a detrimental and unsustainable impact on the current infrastructure of the village. It would fundamentally change the village character and not for the better.

I urge you to reconsider the plan, protect our village community and protect our green spaces for the people and animals who already live here.

This would be another large development to impact adversely upon the village and its environment.
Key impacts would be:
• Elimination of a largely open green area closely adjacent to the village and existing housing and with potential impact on the wider greenfield and Green Belt areas
(no details are provided in the Development Plan of how the stated ‘distinct landscape setting will be conserved and enhanced’ will be achieved)
• High density housing and occupation, out of keeping with that of the adjacent former Scalebro hospital estate and other nearby properties
• Further adverse impact on local infrastructure and services. with few compensatory provisions – in particular on roads, village access and parking, public transport, schools and medical facilities
• A resultant total of 610 new residential units in the village – exceeding the Remaining Allocation Requirement of 541 units

The existing site was carefully and thoughtfully designed on the old hospital site, but is already a dense housing site in the Wharfedale greenbelt with no capacity for further housing without a seriously detrimental impact on local wildlife, infrastructure and family life.

The very idea that this plot of land, so close to the Moorland SPA/SAC should EVER be considered for development sums up BDMC's duplicitous approach to the environment. On one hand , emphasising green infrastructure, green corridors for wildlife transit, & then proposing destroying EXACTLY that.
Once again, residents have countless metadata'd photos of the threatened wildlife species on that site, and it is a precious greenbelt area. Scalebor Gill to the NorthWest of the the site is a riparian wildlife corridor (Blue, in BDMC parlance)
As the housing units required figures for Burley-in-wharfedale are shown in error above ( I suspect deliberately), there is not the slightest hint of the "EXCEPTIONAL CIRCUMSTANCES" that must exist before greenbelt release can even be considered.
It is an insult to the Healthcare professionals in our village to suggest any development here would "Benefit Health Objectives"!

As a resident of Scalebor Lodge, I am most concerned about the extra traffic generation and also where the access is to be located. My house is on the pedestrian access to Scalebor Park and I strongly object to this being turned into the main access for the new houses.

The immediate infrastructure does not support this quantum of development without substantial alterations to the essential character of Burley in Wharfedale through road widening and provision of car parking. Burley in Wharfedale is already overwhelmed with street parking reflecting the significant levels of car ownership in this location. Safety of residents and particularly children should not be further jeopardised. Traffic calming measures only go so far in helping to create a safe environment. The railway bridge immediately to the east is the only means of crossing the railway line at Burley, the nearest others being Menston and Ben Rhydding. There is already significant congestion at this point being for single file traffic only. Introducing 2 lane traffic under the bridge risks this becoming a “fast” piece of road at what is a very busy and already high risk junction.
